Commencement Certificate

The Commencement certificate ought to be requested by the manufacturer when they establish the framework and have raised atleast the fringe columns. After this the manufacturer can approach the BDA/BBMP for the issue of an initiation testament. The BDA/BBMP, in the wake of doing an investigation of the site and the development work carried on till that date, will issue an "Commencement certificate". 

Now, Unless the commencement certificate is issued, the developer can't begin or start the construction, without getting the Commencement Certificate, if he does the construction may be termed as unlawful. Additionally, without the CC you won't be issued "Occupancy Certificate

Two: In this case the BBMP have the rights to issue a eviction notice.

Three : A punishment of Rs 50/ - per square meter will be demanded for such structures, which have not got Commencement Certificate, before the issuance of Occupancy Certificate. This may need to paid by the purchaser of the condo or apartment, if the developer does not agree.
